Essential Later Living gets Planning – Banstead Place in Surrey

Birchgrove’s latest development, Banstead Place provides extra care apartments in a Grade II* Listed Manor House and outbuildings with new accommodation on the grounds. The integrity of landscaping and design to improve and retain the uniqueness of the listed status was key, this coupled with complimentary, contemporary new homes has created an attractive, inviting place.

The development has 54 apartments and aims to make a significant contribution to the accessibility of high-quality accommodation that offers a safe home with the provision of on-site care and communal facilities for local elderly people. The scheme will also benefit the area by enhancing the quality of the public realm and landscaping.

A unique rental model of extra care accommodation with options for older people in Reigate & Banstead, ensuring that older people can live independently but as part of a community with a range of care and support facilities and allowing couples to remain together with different care requirements.

In addition, the outbuildings, kitchen garden walls and the ha ha in the garden have Grade II curtilage. The existing heritage setting with views from the area are to be retained and enhanced where possible. Hunters has removed parking between the Kitchen Garden and Garden Walk replacing it with landscaping.

The Hunters’ proposal invests heavily in the existing fabric of the buildings of interest continuing with its current use, and introduces enhancing structures working closely to the principles established by the Extant Permission.

GARDEN WALK

The new homes feature an alms house like quality with parallel blocks framing the main house form either side of the lawn. There is front door access on ground floor and open deck access on the first floor.   A red brick façade with slate roof are the predominant materials with a widened lawn and framed view retained along with the sun dial location.

KITCHEN GARDEN

The former walled kitchen garden is located on the southern end of the site and three modern single / two‐storey buildings are located within the walled space. The former pear orchard garden is located beyond the kitchen garden wall on the south‐eastern corner. The design creates access links into the orchard and the Garden Walk through the perimeter wall. The apartments are provided with front door access on ground floor and open deck access on the first floor.  External facades have timber canopies creating sheltered terraces  with a grey brick plinth with ground and first level accommodation only and a reinstatement of the allotment.

MAIN HOUSE

The emphasis is on retaining period features, improving both the look and feel of the house, future proofing it plus installing state of the art technology,  access lifts have also been included. 

SITE DESCRIPTION

The site covers an area of approximately 2.2 hectares it is situated just outside Banstead town centre surrounded by fields and woods.

Banstead is a local town centre located north of the M25 within Reigate & Banstead Borough Council. Banstead itself is well connected with Greater London. There are lots of local amenities including supermarkets, bank branches, restaurants, coffee shops, hairdressers and a number of local shops.
