A typical complex, early twentieth-century mansion block in Clapham of mixed tenures, we were able to deliver building surveys for the client with overseeing the consequential repair work.

The works included the renewal of the pitched and flat roof coverings, renewal of the private balcony coverings, chimney and parapet repairs, concrete, stone, render and brick repairs, window overhaul, repair and renewal, metalwork and plumbing repairs, water tank renewal, roof insulation and external decoration.

Both the flat and pitched roof coverings were in poor condition and a number of the top floor flats were experiencing rainwater ingress. The coverings were a mixture of natural slates and zinc covered flat and dormer roofs. The roof design was a complex structure containing dormers, flat bays, pitched slopes with gables and main flat roofs. There was no roof insulation and the roof spaces and the lightwells were covered in pigeon mess which had to be removed by a specialist contractor.

Our inspection also revealed that extensive repair work was required to the chimney stacks and parapet walls and safety balustrading was required around the unprotected lightwells in the centre.

Our feasibility study included budget estimates for various options including renewal of the pitched roof coverings with both natural and artificial slate, and for the windows we considered repair and retain, and replacement with double-glazed windows. In the event the most cost-effective solutions were chosen, which were to renew the roof using artificial slates and to repair, overhaul and redecorate the existing windows.
