Our architect’s principal design concept for Newington Butts is the “internal/external space”, which forms the heart of each building. These areas, bisected by elevated walkways, offer opportunities for dual aspect homes, with the benefit of natural light and ventilation, plus dramatic atrium-like spaces. A rooftop residents garden offers fine views across London.

We designed Dolphin Livings largest development to date at Newington Butts, on the Lambeth / Southwark border and were subsequently employed as lead consultant architect by Allen Build on construction detail under a design & build contract.

Newington Butts consists of 73 homes in two separate buildings. The larger building accommodates intermediate rent for Dolphin Living with the smaller building social rented properties. The portion of the larger building that falls within Southwark contains privately rented apartments. A landscaped residents’ garden separates the two buildings at the first floor. 480m2 of retail space occupies the ground floor fronting Newington Butts.
