Tollgate Gardens

Part of Westminster Councils strategy to deliver 1,850 new affordable homes as well as improve places and spaces, the Tollgate Gardens regeneration in Maida Vale, London Borough of Westminster, mixes refurbishment and new build.

53 homes have been retained and refurbished in Tollgate House, with an additional 195 new homes (193 apartments and two houses) including 50% affordable providing an additional 27 affordable homes than there were previously.

The apartments are across five blocks, which are up to nine storeys high and feature distinctive natural copper cladding. The development contains a mixture of 1-4 bedroom apartments and 16 duplex units for affordable and private sale. The corner block on Kilburn High Road includes a concierge, gym, basement car park, podium garden and extensive roof terraces.

Located in the Maida Vale area in the North West of Westminster and originally built in the 1960s, the estate was in need of redevelopment and identified in the council’s Housing Renewal Strategy 2010 as one of the priority renewal areas.  The design responds to the adjacent conservation areas as well as the retained block, surrounding improved garden and play spaces and providing parking hidden below the courtyard garden.  Many of the flats are dual or triple aspect with large balconies and terraces.
