St Johns Wood Care Home Redesign Gets Planning

Nestled in the heart of St Johns Wood, North London, Lodge Road is a 121-bed care home with twelve private apartments including three duplexes on the upper floors. The updates have been designed for Care Concern Group and Amazon Property.

Hunters have revisited an original design by Robin Partington & Partners and amended the scheme in a number of ways:

  • The design now includes the principles of modern ‘households’ based on the University of Stirling dementia toolkit.
  • The internal layout of the building provides a household of 6-10 residents sharing communal facilities.
  • The façade colour palettes compliment adjacent buildings, with elite materials characterised in the local area of bronze and a lighter brick found in both residential and commercial properties of the area.
  • Recessed buff brick panels with different colour mortar joints will provide additional interest to the larger brick panels.
  • The building stands ten floors in height, so attention has been paid to fire safety and evacuation to ensure new standards are met.
  • One of the basement levels has been removed, and a removed vehicle ramp has made space for a communal terrace and reduced the amount of embodied carbon in the build.

The construction of ‘Oak Tree House’ is expected to start on site in 2024 and complete in 2026 creating much needed care for this community.
